Abstract
Türkiye’de konut sektörü 2001 krizinden sonra büyük bir mesafe katetmiştir.Sektör ekonomi için önemli bir konuma yükselirken, sektördeki gelişmeler ekonomininbütününde etkilere yol açmıştır. Bu çalışmada; konut sektörünün gelişimi ve kentleşmeile ilişkisi incelenmiş, 2008-2016 yılları arasındaki konut üretimi ve temel ekonomikgöstergeler ele alınmıştır. Bu doğrultuda, 1950’li yıllarda başlayan ve günümüze kadardevam eden sanayileşme hızının üzerinde gerçekleşen kentleşme, çarpık kentleşmeyesebep olmuş bu durum kaynakların önemli bir bölümünün konut üretimindekullanılmasına yol açmıştır. Sektörün krize olan duyarlılığı yüksektir. Özel sektörün sabitsermaye yatırımları arasında konut önemli bir yer teşkil etmektedir. Ele alınan yıllararasında konut satışları yükselmiştir; ancak konut yapı izni rakamları ile yeni konutlarınsatış rakamlarında fark açılmaya başlamıştır. Doğrudan yabancı yatırımlar açısındankonut sektörü önemli bir konumdadır. Sektörün istihdam kapasitesi yüksek olmaklaberaber diğer sektörlerde istihdamı artırma etkisi sınırlıdır.
The housing sector in Turkey has come a long way since the 2001 crisis. Whilethe sector has risen to an important position for the economy, developments in the sectorhave had significant effects on the whole of the economy. In this study, the developmentof the housing sector and its relationship with urbanization were examined, housingproduction between 2008 and 2016, the status of sub-sectors and the main economicindicators were discussed. In this respect, urbanization, which began in the 1950s andcontinues to the present day, over the rate of industrialization, has caused distortedurbanization, which has caused a significant portion of the resources to be used inhousing production. The sector's sensitivity to the crisis is high. Among the privatesector's fixed capital investments, housing is an important position. Between the yearscovered, home sales rose. However, the difference in the sales figures of the new houseshas started to open up with the housing building permit figures. In terms of foreign directinvestment, the housing sector is in an important position. Although the employmentcapacity of the sector is high, the effect of increasing employment in other sectors islimited
