Mortgage konut finansman sistemi ve Türkiye’deki yapı

Abstract

İpotekli konut finansman sistemi, gelişmiş konut ve sermaye piyasalarında oluşan ve uzun süredir uygulanan bir sistemdir. Bu çalışmada sistemin işleyişinden, sisteme has kavramlardan, sistemi oluşturan unsurlardan bahsedilmiştir. Sistemin en iyi işlediği yerler oldukları ve gelişmiş piyasa mekanizmalarına sahip oldukları için, uygulamalarda Amerika Birleşik Devletleri ve Avrupa Mortgage piyasaları örnek olarak gösterilmiştir. Son olarak ülkemizde de yakında uygulamaya geçmesi planlanan sistemin için, geçmişten günümüze ülkemizdeki konjonktüre değinilmiş, ülkenin konut finansmanı yapısı üzerinde durulmuştur.

Mortgage system is, where occurs in developed residence and capital markets, carried out for a long time. The process of the system, the concepts which are unique to the system and the components that constitute are researched in this study. The United States of America and European Union are sampled in applications, which have a developed market mechanism, that the system works very good. Finally, it is referred to the economic situation and financing system of Turkey, that planned to put in practice the mortgage system soon.
