Abstract
HANE HALKLARININ KONUT TERCİHİNİN BELİRLENMESİNDE LOGİT MODELLERİ: MIXED LOGİT MODELİ YAKLAŞIMI Çalışmada, İstanbul’daikamet eden hane halklarının konut tercihlerini etkileyen faktörler ve seçim durumları mixed (karma) logit modeli kullanılarak araştırılmıştır. Bu amaçla, tüketicilerin konut seçimlerinde etkili olan davranışsal özellikleri incelenmiştir. Mixed logit modeli, bireylere ve tercihlere ait özelliklerin rassal parametreler ve farklı dağılımlar dikkate alınarak oluşturulduğu seçim modelleridir. Bu model yardımıyla analizde bireylerin konut seçimlerinde etkili olan tutumları, alışkanlıkları ve davranışsal farklılıkları belirlenmeye çalışılmıştır.
LOGIT MODELS TO DETERMINE THE HOUSING PREFERENCES OF HOUSEHOLDS: A MIXED LOGIT MODEL APPROACH In this paper, the factors that affect housing preferences and the choice situation ofhouseholds in Istanbul were investigatedby mixed logit models. In purpose, the behavioral characteristics which are effective in the residential preferences were examined. Mixed logit model is a choice model using with a combination of the different distributions and stochastic parameterstaking into account the individual attitudes and behaviors. Habits, attitudes and behavioral differenceswere determined in analysis with this model.
