Publication: Türkiyede katılım bankacılığında toplu konut finansman modelleri
Abstract
Yapmış olduğumuz bu çalışmada, Türkiye’de Katılım Bankacılığı ve çalışma yöntemleri ile konut açığının kapatılmasında, Katılım Bankacılığının katkısı ve çalışma modelleri değerlendirilmiştir. Deprem gerçeği nedeniyle kentsel dönüşüme ağırlık verilen ve yoğun nüfus, göç hareketleri ile konut sorunu yaşanan ülkemizde, yeni modern yaşam alanlarının inşaasında finansman ciddi bir problemdir. Bizde finansal bir çözüm yöntemi olarak konuyu ele aldık. Çalışmamızda Katılım Bankalarının güncel uygulanmaları ve sahada yaşanan sıkıntıları değerlendirdik. Bu sahanın çok yeni olması nedeni ile yüksek büyüme potansiyelinin olduğu gözlemlenmiştir. Çalışmamız sonucunda bu modeller ile, her kesime yönelik güvenli konut edinilebileceğini kanısına vardık. Ayrıca bu alandaki çalışmalara kamusal ve yeni mevzuat desteklerin gerektiği, Blokeli Modellerin tüm tarafların koruyan bir yapı olduğu sonucu saptandı.
In this study, participation banking in Turkey and their working methods are evaluated along with their contribution and working models to close the housing gap.In our country, ,housing problems occur due to population density, migration movements, and urban transformation, that is considered important because of the earthquake reality of Turkey. Therefore, construction of new modern living spaces is required where funding emerges as a serius problem. We approached the topic to find a financial solution method. In the study, we evaluated the current practices of participation banks ant the problems experienced in the field. It has been observed that, since this area is so new, it has high growth potential. At the end of this study, we reached the conclusion that every economic class can afford secure housing by facilitating these models. Additionally, it is determined that there is a need for public and legislative support to the studies in this area and blocked models are the structures that can protect all parties.
