Türkiye'de konut piyasasında yaşanan hızlı fiyat artışının nedenleri üzerine bir araştırma

Abstract

Türkiye’de son yıllarda konut fiyatlarında hızlı bir yükseliş trendi görülmektedir. Konut fiyatlarındaki hızlı artışın nedenleriyle ilgili birçok yorum yapılmaktadır. Barınmanın temel insani ihtiyaçlardan biri olması nedeniyle önemli bir konu olduğu bilinmektedir. Çalışma konut fiyatlarındaki hızlı yükselişin temel nedenlerini bilimsel olarak ortaya çıkarmayı amaçlamaktadır. Covid-19 salgın tedbirlerinin gevşetilmesinin ardından hızla artmaya başlayan konut fiyatlarının tek nedeni yabancıların Türkiye’de konut alması mıdır? Başka etkenler var mıdır? Konut fiyatlarını artıran başka etkenler varsa bunlar nelerdir? Sorularına bu makalede cevap bulunmaya çalışılmıştır. Yapılan çalışma göstermiştir ki konut fiyatlarını artıran yabancıların konut alımından başka etkenler de bulunmaktadır. Konut talebindeki artış, demografik yapıdaki değişim, inşaat maliyetlerindeki artış, konut finansman politikalarındaki değişim gibi farklı etkenlerin de konut fiyatlarının artmasında önemli rol oynadıkları görülmektedir.

There has been a rapid upward trend in housing prices in Türkiye in recent years. There are many comments on the reasons for the rapid increase in housing prices. It is known that shelter is an important issue as it is one of the basic human needs. The study aims to scientifically reveal the main reasons for the rapid rise in housing prices. Is the only reason for the housing prices that started to increase rapidly after the relaxation of the Covid-19 epidemic measures for foreigners to buy housing in Türkiye? Are there any other factors? If there are other factors that increase housing prices, what are they? In this article has tried to find answers to these questions. The study has shown that there are other factors other than the purchase of housing by foreigners that increase housing prices. It is seen that different factors such as increase in housing demand, change in demographic structure, increase in construction costs, change in housing finance policies play an important role in the increase in housing prices.
